Leaks on a commercial roof usually start at the details. An open seam in a TPO or modified bitumen membrane, flashing that has pulled away from a curb or rooftop unit, or a pipe penetration that has lost its seal can let water into the building long before the rest of the roof wears out. Areas that hold water after rain make those problems worse.

Most of these can be repaired on their own. We repair the affected area with materials that are compatible with the existing system, so the repair bonds to the roof that's there instead of sitting on top of it.
