Flat roofs aren't actually flat. They're built with a slight slope so water can make its way to drains, scuppers or gutters, and the term covers several different roofing systems rather than one material.
On commercial buildings those systems include TPO, modified bitumen and built-up roofing, and some existing flat roofs can take a coating. Each is installed and repaired differently, so the first step on any flat roof is finding out what's on it, and sometimes what's under it, since an older building may have one roof laid over another.
Whatever the system, the same places tend to cause trouble: low spots that hold water, seams and laps, and the flashing at walls, curbs, edges and penetrations. We can inspect, repair, replace or install any of them.
