R-panel is a ribbed metal panel held down by screws driven through the face of the panel, each one sealed with a rubber washer. Panels overlap by a rib at the sides, and on longer roofs they overlap again at end laps along the slope, with sealant in between.

Since every screw is a hole through the roof, the fasteners do much of the work of keeping water out. Screws that were overdriven, underdriven or have backed out, washers that have dried and cracked, laps where the sealant has failed, and worn foam closures at the eave and ridge are common sources of leaks.

R-panel is mostly used on commercial and metal buildings. When we repair one, we check the fasteners across the roof, not just at the leak, since screws installed at the same time tend to age the same way. We also replace and install R-panel roofs.
