Modified bitumen is an asphalt-based roofing membrane, made more flexible with added polymers and reinforced inside, that comes in rolls and can be installed as part of a layered roofing system. Depending on the system, the sheets are bonded with heat, adhesive or a self-adhering backing, and the top layer often has a granule surface.
Problems tend to show at the laps between sheets and where the membrane turns up walls and curbs. Blisters, splits along seams and cracked or separated flashing are the usual repair items, along with bare spots where the granule surface has worn away.
Repairs are made by bonding compatible modified bitumen over the damage, so the patch becomes part of the membrane. We handle installation, replacement and inspection too, and on an older roof we'll tell you whether the membrane is still worth repairing.
