Many roof problems are visible on the roof well before they show up inside the house. An inspection is a close look at the whole roof to find them while they're still small.

On a house that means looking at every slope for damaged, missing or worn shingles, tile or metal, checking the flashing where the roof meets chimneys and walls, and looking at pipe boots and vents, which are common leak points. Soft spots underfoot tell us water may already be getting in.
